80% LTV Financing Rehab Loans
Our typical rate for standard rehab fix and flip loans is 80% LTV. We are looking for qualified investors that are familiar with private financing and want to leverage their first property to get 100%. Contact up today to talk to one of our rehab loan specialists.
Residential 1 – 4 single family investor properties. Larger residential/commercial properties considered on a case by case assessment. First mortgages only, 6 months with monthly extensions up to 1 year. Up to 100% of the total project costs, subject to 65% of the ARV. Reserve account applies. Rehab loans are usually advanced in 1-3 draws, and sent directly to your bank account. Rehab portions of the loans normally not to exceed 100% of acquisition costs, unless they are approved. Up to $1200 of closing costs (example: title insurance, recording costs, etc.) can be funded as part of the loan amount proceed. Personal guarantee required.
